This course is part of the DCAL (Dedicated Community Association Leader) recognition course series. You may take this course as part of the recognition program, or as an individual course.
The purpose of this course is to explain the types of meetings, terminology used, meeting requirements, documents needed, format, frequency and logistics of association board meetings. Elections of officers to the board and how the process works plays a large part of this curriculum as well as the role of the officers of the board. Creating a sound board of directors to a community association is one of the key elements in running the association efficiently. This course will instruct on how to stay within guidelines given by the Declarations and Bylaws as well as legislative acts in our state.

Bob Prince is a Shareholder at Cervantes Chatt & Prince P.C. and heads the firm’s Association Law practice. Bob has spent his entire career representing condominium and common interest community associations of various types and sizes as his primary focus. Bob assists boards with amendments, collections, governance issues, turnover, developer disputes, contract reviews, rule enforcement and discrimination cases, among others. Bob has also represented associations in litigation matters involving municipal entities, including cases involving the possible deconversion of the condominium and the winding-up of business. Bob has drafted association loan documents for banks lending to associations.
Bob graduated from Valparaiso University School of Law in 2009 summa cum laude with his law degree and has been representing associations since that year. Bob also earned a Master of Science in International Commerce and Policy from Valpo, graduating with Highest Honors. Bob received his undergraduate degree from Illinois College.
He is actively involved in the Illinois Chapter of the Community Associations Institute (CAI), serving on its Board of Directors and Magazine Committee. He is frequently asked to speak at events sponsored by CAI and other association trade groups. Bob has taught a portion of the curriculum for CAI’s DCAL program for community association volunteers. He has also written dozens of articles on hot topics in association law and has been quoted in numerous articles on association law in trade publications and newspapers.

Annette Byrd, CMCA®, PCAM®
Annette joined the Associa Chicagoland team in December 2013, as Vice President. Annette’s role includes supervising and mentoring Community Association Managers, training and education, development and oversight of company policies and procedures, and client retention efforts. She has managed communities professionally for 24 years, of which has been a professional portfolio manager of common interest communities for the past 19 years. Annette is a state licensed Community Association Manager, and holds the CMCA and PCAM designations. Annette has taken an active role in educating herself and others about the Community Association industry. She has volunteered on committees through CAI and ACTHA for the past 15 years. She currently serves on the CAI-IL Chapter Board of Directors, on the Nominating Committee and the DCAL Committee, and has previously served on other CAI Committees such as the Program Committee and Community Development Committee. Over the years, Annette has been a frequent speaker and educator on industry related topics and issues, a guest on the CAI Radio Show, and has written articles for industry publications like Common Interest Magazine and the ACTHA newsletter. Annette lives in Lake County, Illinois with her daughter and other extended family, and volunteers as Secretary for her own Association Board of Directors.
